Essex Care Home Success

Tetlow King Planning (TKP) have recently secured planning permission for Retirement Villages Ltd for a 60 bed care home and ancillary staff accommodation and offices on a site in Great Easton near Great Dunmow in Essex.

The site previously benefitted from extant planning permission for a 60 bed care home and the conversion of the existing Moat House to extra care apartments. However, the new application sought to change the design and layout of the care home granted previously, making the care home more practical and re-positioning the staff accommodation outside of the care home to meet Commission for Social Care Inspection regulations (CSCI). The new care home design also took into account the sloping site allowing a basement to be provided to accommodate the service areas, laundry and kitchen.

TKP demonstrated that the new proposals for the care home would provide a much more usable care home and a better living environment for the future residents. The need for the new care homes was summarised in light of the ageing population of the UK and local population statistics. Support was gained from Essex Social Services and the Parish Council.

Despite objections on the basis of protected species and the ecological value of the site, permission was granted with a condition for a survey of protected species (in particular Great Crested Newts) to be submitted to the Local Planning authority prior to commencement of development.
