New Care Development Approved in Uttlesford

Tetlow King Planning (TKP) have recently helped secure planning permission for Retirement Villages Group Ltd to develop a new specialist retirement housing scheme in Saffron Waldon, Uttlesford. This new development will complement the existing Moat Park development, which is currently the subject of a new application for additional extra care accommodation within the village.

TKP acted as the agents on the application and helped instruct a team of consultants. The approved outline application consists of consent for a care home providing up to 50 beds together with up to 90 extra care apartments and bungalows. The site, located within Saffron Waldon, is within the countryside and is a former garden nursery containing a large number of greenhouses. The site already benefitted from an extant permission for retirement housing, albeit with a greater reliance on care home accommodation.

TKP were able to demonstrate that the new proposals were broadly within the previously accepted development parameters for the site in regards to general scale of floorspace and building heights. TKP were able to demonstrate that the benefits arising from this developed outweighed the limited harm to the countryside and increased traffic movements within the immediate local road network.

Work on the reserved matters submission is likely to commence in early 2017. This site represents the securing of planning consent for the first of the new sites that Retirement Villages Group Ltd have identified as part of their growth strategy. An application for another new site in Lower Shiplake has recently been submitted to South Oxfordshire District Council for determination, with several other schemes at various planning stages towards submission.
