Quality Housing Permission Achieved at Baldock

Tetlow King Planning (TKP), in conjunction with Vincent and Gorbing, has helped to secure permission for eight town houses on the site of the old Baldock police station on the town’s High Street on behalf of Rowan Homes

Rowan Homes is a subsidiary of North Hertfordshire Homes, which is a registered provider of affordable housing established to take transfer of all the Council’s housing stock. Rowan Homes was set up in 2011 to fund affordable housing in North Hertfordshire by building homes for sale.

The property will be built in Regency and Victorian style to a high specification to blend in with the Baldock Conservation Area. TKP were instructed in January 2013 upon refusal of an earlier planning application. We prepared a report justifying why North Hertfordshire District Council were not entitled to seek affordable housing in this instance; and also setting out why this would not be viable in the circumstances anyway.

Following the submission on an appeal on this basis the Council eventually agreed to approve a very similar proposal, incorporating no affordable housing, in September 2013.
