Description
Tetlow King Planning, with Architects the EPT Partnership of Cardiff, obtained planning permission and conservation area consent for two extra care units for the elderly in the grounds of the Grade II* listed Cote House and the modern Katherine House Residential Home in Westbury-on-Trym, Bristol, for clients the Cote House Charity.
The application site and existing buildings are located within the Downs Conservation Area. The Council was ultimately satisfied that the proposal would cause no harm to the important Listed Building or the Conservation Area.
The Cote Charity was established 1968, with the Society of Merchant Venturers as Trustee. An earlier charity had been previously established in 1955 by Miss Katherine Gotch, Robinson who turned Cote House, her family’s elegant 17th century home, into elderly persons’ accommodation and this use continues there today. The recently built Katherine House Residential Home replaced a care home built in the 1960s. The successful planning application involves demolishing a storage building dating from the 1960s to the north of the modern care home down to base level and then rebuilding as two energy efficient and highly accessible elderly care units.
Michael Woods Associates successfully addressed ecology issues and the team was also able to address Bristol City Council’s more stringent sustainable building requirements arising from the Bristol City Core Strategy.
