Successful Care Home Application in Cheshire

Tetlow King Planning (TKP) has helped secure planning permission for a 71-bed specialist dementia/nursing care home for Richmond Villages in Cheshire East. TKP worked with PRC Architects and a range of other consultants.

The new developments is on the site of the former Redsands Children’s Centre, which had closed in 2009, on the edge of Nantwich in Cheshire. It is close to the specialist provider’s Richmond Nantwich Village which already provides a range of high quality care accommodation for older people. The redevelopment of Redsands will enable specialist nursing and care accommodation for the local elderly population, providing a greater standard of care and support to those with dementia.

Principal Planner, Meghan Rossiter, submitted a full planning application in September, setting out the benefits of delivering high quality care accommodation in an area with a rapidly ageing population. The need for specialist care for people with dementia is particularly acute, and places a considerable strain on frontline NHS services. Delivering new specialist care reduces the pressure on those services and the local community, whilst enabling individuals’ needs to be fully recognised and met within a safe and comfortable environment with 24-hour care.

TKP effectively communicated the benefits of delivering this high quality specialist care scheme for elderly people with dementia which was clearly recognised by the Council’s planning officer in recommending approval to committee, weighing in the planning balance the site’s location within the open countryside and a Strategic Green Gap. Despite this, the scheme would have been determined under delegated powers were it not for Cheshire East’s requirements to consider schemes above a certain size. The significant benefits of delivering this specialist care scheme and the efficient use of a brownfield site close to an existing care village outweighed any harm to the Strategic Green Gap.
